Terms & Conditions – Deal Flow Top

Welcome to Deal Flow Top. By accessing our website or using our real estate transaction services, you agree to these Terms & Conditions. Please read them carefully before proceeding.

1. General Conditions

By engaging our services—whether property sourcing, negotiation support, or closing coordination—you accept these terms in full. If you disagree with any part, please discontinue use of our website and services immediately.

2. Consultations & Service Engagement

Initial consultations (strategy sessions, market overviews) can be scheduled online or by phone. A signed Service Agreement is required before we begin property recommendations, viewings, or full transaction management. All work performed will follow the scope and fees outlined in that agreement.

3. Payment Terms

Fees are invoiced according to your Service Agreement and are due within the specified payment term (typically 14 days). We accept bank transfer, credit card, and other agreed-upon methods. Late payments may incur interest at 1.5% per month and can delay service delivery.

4. Cancellation & Refund Policy

We strive to be flexible and transparent. If you need to cancel or modify a booked service, please notify us in writing. Refunds will be processed within 5 business days of approval, returned via the original payment method.

• Full-Service & Premium Packages:
  • Cancellations >10 business days before the first scheduled service date receive a 100% refund.
  • Cancellations 5–10 business days before receive a 50% refund.
  • Cancellations <5 business days or no-shows are non-refundable.
• Consultation & Shortlisting Services:
  • Cancellations >48 hours prior to the appointment receive a full refund.
  • Cancellations 24–48 hours prior incur a 25% fee.
  • Cancellations <24 hours or no-shows are non-refundable.

Rescheduling: You may reschedule up to 24 hours before without penalty, subject to availability. If Deal Flow Top must cancel or materially change a scheduled service (e.g., force majeure), you will be offered an alternative appointment or a full refund at no extra cost.

5. Liability

We execute services with professional care and expertise. However, Deal Flow Top is not liable for indirect losses, market fluctuations, or delays caused by third parties (e.g., sellers, regulators). Our total liability shall not exceed the fees paid for the specific service in question.

6. Confidentiality

All client data, transaction details, and deal strategies are strictly confidential. We will not disclose any information without your consent, except as required by law or regulatory authorities.

7. Intellectual Property

All materials—reports, analyses, property lists, branding assets—remain the intellectual property of Deal Flow Top. You may not reproduce, distribute, or share these without prior written permission.

8. Modifications to Terms

We reserve the right to update these Terms & Conditions at any time. Changes take effect when published on this page. Continued use of our services after updates constitutes acceptance of the revised terms.

9. Privacy & Data Protection

Your personal data is handled according to our Privacy Policy, Cookie Policy, and GDPR Compliance section. By using our site or services, you consent to such processing.
